Tenant Screening

Once the applications begin rolling in, we’re careful about who we’re willing to rent your home to. The leasing process needs to move quickly, but not so quickly that we miss a red flag or two on a tenant screening report.

We check backgrounds thoroughly. We look at credit history, consider whether the income is enough to meet the rental requirements, and review criminal backgrounds and anything former landlords have to say about prospective tenants.

Making an Offer

An approval depends on a tenant’s application meeting all of our requirements.

As soon as a tenant is approved, we get together to collect a security deposit and other move-in funds. We have the lease signed and we decide on a move-in date.

My tenant experience with Safeguard was bad. Merrilee makes a habit of making herself unreachable. The public facing phone number is an answering service that she takes 3-5 days to reply to. When she does reply she always apologizes and says "sorry i was out of office". Apparently she's out of office most days. Merrilee was particularly bad at notifying us of any changes and/or needs for the property or HOA. Repeatedly failed to notify us in time for parking and HOA changes causing us to be towed and fines and fees with the HOA. She would not take responsibility, blaming the owner and the HOA, for her completely insufficient communication and forced us to pay for her negligence out of our pockets. Our dishwasher was actively leaking onto the hardwood floors and Merrilee wanted us to wait 3 days for her to get a guy out there. RIP to the floors, I guess. Maintenance man came out when we complain about the water heater sounding like it was firing a gun. The maintenance guy said the water heater was original to the property and was 10+ years overdue for replacing. When following up with Merrilee she completely lied and said the maintenance guy said the water heater still had years of life in it. WRONG. Avoid Safeguard and Merrilee if you value your sanity and comfort.

They have been managing my rental property in Sandy for number of years and have been doing an outstanding job.
